Europe (Flexible location) · Hybrid Remote Real Estate and Facilities Manager - Europe Real Estate and Facilities Manager - EuropePurposeThe Real Estate & Facilities Manager will work with the Category Manager to help to develop and implement strategies to deliver on European procurement goals, as well as support Country sourcing initiatives. Real Estate & Facilities is managed completely by each country today, hence a large piece of this new role will require abilities to develop, get buy-in for, and implement ways to optimize the real estate portfolio, workplace and facilities services.Securitas Services Europe has a broad mix of real estate, everything from hundreds of small local branch offices, airport offices, storage facilities to larger city central administrative offices.Total category spend amounts to ~€60M+ across Europe. The largest markets are: Germany, France, Sweden, Belgium, The Netherlands, Turkey and UK – and these are also preferable locations for the position. Net Present Value, Payback, IRR,P&L etc);Highly competent with personal computers and productivity software, including Microsoft Outlook, Word, Excel, Project, and SharePoint;Must be fluent in English and a second language would be a considered advantage (French/German).Job ResponsibilitiesThe Real Estate & Facilities Manager will have general responsibility for the following activities:Leasing & transaction managementLease AdministrationFacilities operationsEnsuring successful and effective partnership relationships are in place with the client and key stakeholders to ensure efficient and effective operational management of the real estate portfolio;Interact closely with local managers responsible for real estate to ensure local client requirements and proposed lease commitments meet workspace standards and approved real estate strategy;Lead strategic due diligence and engage business leadership to critically review options and recommendations to gain strategic support and funding approval;Act as necessary to ensure business objectives are achieved;Critically analyse real estate requirements and liaisons with business leadership to validate head-count growth plans to ensure efficient deployment of capital and controls of fixed cost structure;Deploy space utilization best practices and project management rigor to deliver significant savings in ongoing real estate operating costs;Challenge space utilization assumptions using industry benchmarks and best-practices;Work with other business groups and planners and the real estate team to identify cross-business and real estate consolidation opportunities;Manage through internal and outsourced team members all projects to deliver and in budget;Pro-actively manage multi-disciplined working groups to compile, audit and report on submissions to senior management for proposed lease commitments and seek a consensus for approval of real estate recommendation;Effectively direct and manage an extensive network of outsourced partners in the areas of site selection, negotiation, project management, construction management, and interior design, etc. to consistently execute projects on time and budget;Provide guidance to outsourced partners and key stakeholders to help drive timely business decisions in support of key real estate transactions;Ensure corporate real estate database is consistently and regularly updated with site data and changes;Ensure timely reporting to the Division and business unit heads for future lease events and proposed real estate strategy;Position business requirements within the context of local real estate markets and advise on how objectives and deliverables can be achieved, within a measured time frame;Identify commercial opportunities and negotiate appropriate lease terms and financial conditions across diverse range of markets;Deliver financial savings and workplace efficiencies across the property portfolio, and, develop a forward looking global real estate strategy, which supports and adds sustainable value to the business;Define and deliver solutions to complex real estate issues that will have significant positive business impact;Build, develop and maintain long term stakeholder support for the division real estate strategies;Identify innovative ways of improving current real estate practices across the Division;As a member of the Europe Real Estate & Facilities team the successful candidate must operate as a true partner to local business leaders, finance, HR, IT, and other functional areas.Accountabilities and Performance MeasuresLeading the successful transition and implementation of new lease administration system;All projects where SSE CRE are an integral part of the process, achieve min nil increase in P&L (excl. any SOC/Experience Centre related costs);Develop good relationships with key stakeholders on all projects with positive feedback from local project teams.Reporting to: Category Manager Real Estate & Facilities EuropeLocation: Anywhere in EuropeTravel: RequiredAs part of the transformational journey of the Division, a divisional Procurement team has started to take form since the hiring of a CPO in November 2019. At the moment the core team consists of 8 people; CPO (Sweden), 6 Category managers (1 in Poland, 2 in Germany, 1 in Belgium, 1 in Turkey, 1 in the UK) and 1 Analyst (Sweden). Apart from this core team there is also the broader Divisional team with ~10 Heads of Procurement from the largest countries, and approximately additional ~50 people reporting into them.We are looking to grow the real estate team and therefore require a Real Estate & Facilities Manager Europe who will be part of the core team.
