The Lodging Facilities Manager will oversee the facilities and maintenance of multiple buildings and spaces including, but not limited to The Blake, The Blake Residences and other lodging areas around the Resort. The Lodging Facilities Manager is responsible for developing and maintaining programs, policies and procedures related to the facilities physical properties and assets including but not... limited to overseeing the repair, maintenance and operation of all equipment, furnishings, systems and related building components of the facilities including the mechanical and electrical systems, pumps, HVAC, refrigeration, plumbing, locks, furniture, paint, wall coverings, tile and other equipment.
This position reports to the Director of Engineering for the resort.
Essential
Responsibilities Effective use of all building management technology including the Energy Management System (EMS), Building Automation System (BAS), metering, Preventative Maintenance Program (PMP) and more. Develops, implements, and monitors the approved CAM and Owner's budgets for all areas of responsibility. Monitors variances and projections for accurate adjustments and reports. Ensures that PMP is operational and being properly utilized by Facilities staff, to document assets and to initiate and track all preventive maintenance and corrective repairs.
Coordinates the bidding, selection and contracting processes and monitors the daily performance of all contractors providing services, ensuring that proper administrative procedures, approval processes and documentation are followed, and quality standards are met. Oversees the timely and cost-effective repair of all of the physical plant, minimizing any disruptions to the operations. Oversees and directs the preventive maintenance programs to ensure that all equipment performs at optimal efficiency and longevity.
Acts as the Owner's representative in directing tenant construction, renovation, and remodels, ensuring compliance with standards. Responsible for maintenance inventory, ensuring adequate supplies and materials are available and monitors the purchase of supplies, in accordance with TSV Purchasing Guidelines. Ensures thorough and accurate documentation (base building drawings, tenant construction drawings, OEM manuals, specifications, & cut sheets, etc.) is maintained safely and securely, including a comprehensive asset database in PMP, as they relate to areas of responsibility.
Ensures full compliance with records retention policy. Builds and maintains positive working relationships with all local and/or county building and emergency services officials, staff, tenants, vendors, personnel and the Senior Management. Manages the utilities program, ensuring optimal energy efficiency, proper metering infrastructure and overall effective management of all utilities serving the property. Maintains OSHA compliance in all applicable areas to include but not limited to:
PPE requirements, hot work permits and lock out tag out procedures. Also ensures facilities personnel are properly trained using mandated programs and safety logs are kept updated. Works closely with the Director of Lodging and the Director of Property Management to ensure guests and owners' expectations are constantly exceeded and anticipated.
Direct responsibility for holding contractors accountable to their contractual obligations, negotiating contracts and overall expense performance for assigned areas. Leads and develops the Facilities staff through knowledge and understanding of current company vision, mission, values, policies, and procedures. Responsible for proper implementation, access, and upkeep of work order system. Regularly review reports to analyze and identify solutions for recurring problems.
Works with Safety Committee to ensure that maintenance, fire, and evacuation equipment is up to date and property is environmentally safe. Works to support NSAA Climate Challenge and B Corp initiatives. Possesses and maintains thorough understanding of industry and stays abreast of industry trends. Follows Workers Compensation procedures and reports all incidents and injuries, in a timely manner, per the designated protocols.
Performs all other related duties as assigned or requested including obeying safety policies and procedures and attending safety trainings. Personal Skills Demonstrates a professional and supportive Customer Service approach with merchants, customers, and all Departments.

Qualifications /Knowledge Facilities related management level experience in a Hotel, Resort or comparable environment is preferred. A multi-property background is preferred.
